The loft form home is one of the most “popular” items in my property inspection reports. And now it is time to explain how to kill the mold and / or how to clean the mold in the attic. But before I do that, let me give you a little advice, something to consider, before signing a few (if you're lucky) contract for a thousand dollars with a mold regeneration company.

Reconstruction of the attic TIP - alternative (to consider):

Suppose you are in the middle of a real estate transaction, and the home inspector has just shown you that your entire attic is contaminated with mold.

If you have a new roof, you can only blame yourself or try to blame the roofing contractor for not checking the attic before replacing the roof (he will laugh at you if you haven't really asked the guy to check the attic before replacing the roof). If you have an older roof, the importance of this advice is even greater.

Call at least 2–3 mold restoration companies for evaluation — tell representatives that you not only want to remove the mold, but also fix / install the loft ventilation system / ask if the loft needs replacement to be replaced.

For mold restoration contractor numbers, call 2-3 roofing contractors and ask them to indicate the cost of replacing the roof, including flooring / plywood (ask the roofer to check the attic), improving attic ventilation and insulation, if necessary.

Be careful if they offer only installation with an adjustable fan with waterproofing - without properly functioning vents for soffits or vents of any type along the bottom of the roof, this may not be an adequate solution.

If replacement of insulation in the attic is not required (in most cases it will not be possible to tell without laboratory tests), make sure that it is tightly covered with plastic wrap in front of the roof and replacement of the flooring. Drain the foil by sealing its contents after removing contaminated flooring and dispose of it as normal waste (EPA recommendation).

If you only have a small attic area contaminated with mold, the option of replacing the roof will be more expensive. But with an entom that needs mold restoration, it may be cheaper (or even much cheaper) to remove all contaminated decks, install a completely new roof and fix problems with ventilation.

I scanned the bills for $ 3,000 - $ 10,000.00 for an attic surface treatment of about 1,000 square feet of attic space.

Advantages of replacing the roof / flooring for mold removal:

  • replacing the roof and flooring may be cheaper than cleaning artificial material contaminated with mold
  • lethal form of real estate transactions
  • Attic improvement is greatly facilitated during roof replacement and is often processed without significant / additional cost.
  • buyer gets a new roof

Even if the cost of replacing the roof is much higher than the process of regeneration of the mold, it is still worth taking it into question, because you get a valuable renovation of the house (new roof), which will be disclosed in the listing for real estate.

In some cases, the flooring and the roof framing are dirty, and replacing the flooring will not completely solve the problem. In this case, you need to clean the contaminated beams or trusses.

How to kill mold and how to clean the mold in the attic.

This is not a case of killing mold or mold cleaning, it is simply an explanation based on my observations and recommendations from the Environmental Protection Agency (EPA).

Even if you are dealing with a small polluted hell site - 10 * times; this is the maximum area recommended by the EPA for non-professional treatment, forget about the death of mold, spraying it with bleach or other disinfectants. This has been confirmed by laboratory tests, that it does not kill all disputes, and in most cases you will just be confused.

The best way to kill an attic (like any other form) is to remove it from the surface on which it grows, or to remove a contaminated surface!

The EPA recommends four methods of cleaning mold, and all of them can be used in the attic, suggesting that it is a small area (up to 10 square feet).

  1. You can clean the surface using a wet vacuum - a type in which you can partially fill its tank with water to contain mold residues from a dirty surface.
  2. Wipe the surface with a damp sponge or cloth - use clean water or wood cleaner
  3. Use a high-performance HEPA vacuum cleaner on completely dry surfaces and dispose of the collected contents in well-sealed plastic bags.
  4. Remove all contaminated material, seal it in plastic and dispose of it as normal waste. After that, they recommend using a HEPA vacuum, but in the attic you will most likely have to remove the insulation of the floor (if it is dirty). You can also cover the insulation with plastic wrap and fold the foil, closing its contents after the cleaning process.

You may or may not have any allergic reactions to mold. However, always use protective equipment, especially in the attic area, where you are exposed to insulating fibers and dust.

As a minimum protection during the mold removal procedure, the EPA recommends: Gloves, N-95 respirator and eye protection (preferably fully enclosed safety glasses). As an extra protection, you can add a half face respirator or a full face respirator with a HEPA filter, disposable full body clothing, head gear and foot covers.

How to clean the mold if a large area or an artificial loft is contaminated

I personally would not even try to do it myself, therefore my suggestion:

Use a professional mold recovery company:

  • check their background and check it out basically by calling their customers
  • ask customers who have had an attic mold that was repaired about 1 year ago. Usually the winter for mold begins to grow again if the work has not been fully completed.
  • Insist on completely removing the mold and not encapsulating it (methods of pressing materials give the best results).
  • Encapsulation it is simply the process of coating a mold-contaminated surface with paint (a paint-like product), which contains (or at least some of them) chemicals to destroy mold

If your attic shape is properly removed and all problems associated with its growth are corrected, which is even more important than the removal of mold, it will not grow / will not need to be encapsulated.

  • Hire another contractor to test mold and repair mold to eliminate conflicts of interest.
  • Before completing the mold recovery process, ensure that you perform an independent disassembly test.
  • Mileage is to determine if mold spores remain in a previously contaminated area
Extremely important - Inspect the attic (or have someone do it for you) after completing the mold cleaning procedure.

All wood surfaces (framing and flooring) must be absolutely clean (as new), if there was no any rot that resulted from a roof leak or excessively wet conditions in the attic - these sections of wood must be replaced or reinforced from below. You do not want anyone to fall through the roof, serving it or just looking.
