River Estates is a coastal gated community in Blythe, California. Since this is the Colorado River Embankment (state border), you literally cross the river from Arizona. River estates in hidden beaches (its full name) has 99 lots and is located north of the city. The community was developed by Roger Snelenberger in 2005. At that time, embankments were sold for more than $ 300,000, and houses on the embankment were sold in the range of $ 600,000 to 700,000. Obviously, the bubble gap in homes has greatly affected prices, but River Estates remains probably the most popular destination for a single family in southeastern California.
While Blythe is by no means a highly profitable housing market, in fact, it is one of the least expensive places in Southern California that live; River Estates houses are still sold in the middle to top level of $ 300,000. . Riverfront is a key factor. While the people who live across the street from the river can still take advantage of the community boat docking station and within walking distance of the Colorado River, they are still not embankments, and this may be a difference of $ 100,000 or more. Because the community is new, all homes are newer homes, and there are no houses in place or they need to be demolished. Homes usually have a number of improvements, such as granite countertops, tiled floors, deep garages for boats, etc. The HOA takes care of homeowners. which provide the best curve appeal for the whole community.
River estates still have foreclosures and short sales, which have been worked out since 2013; however, these numbers are falling. Next year, experts expect that all houses and lots will be in strong hands with lower interest rates, locked up, which will make another wave of redemption illiquid. When selling on the waterfront, sold for $ 69,000, construction of new facilities is possible in the near future, but most likely these buyers will be held for several years until the prices for the sale of housing increase significantly, so new construction makes sense. Since River Estates homes are attractive to some of the income earned in the upper echelon in Blythe, assessing housing prices is likely to require a greater increase in income from people like doctors, businessmen, and retirees. Although this has not happened in the desert regions of California over the past few years, this could change in the near future.
