What do you need to build your own house, become your own contractor to save money? In the state of Louisiana, a person has the right to build his house once a year.   3. Land financing If you do not have cash, find someone who will make money on the land. If you build a house right away, most mortgage companies have programs available.   4. Get your expenses together You can not miss this step! Before you get a loan to build a house, the bank will force you to submit your estimate. I provided you with a list that includes everything I bought for my last home project in 2005. I also give you the names of people in the area who did a good job for me.     • Intermediate interest on the loan - Be sure to remember this. Although it takes 3-12 months to build your home, you will pay interest on the money you borrowed. I like to use 5% of the final loan amount to estimate how much interest I will pay for the entire term of the interim loan.

  1. Get approval for a mortgage , Contact your mortgage company and get a preliminary approval of the amount calculated in your expenses in step 4.   11. Fill the stove and set the post tension. Drew Pashall comes back again to install the wiring after tension and pour out the concrete for the slab. After the plate dries, they must do a “partial pull” of the cables. This helps prevent premature cracking of the concrete.
  12. Framing A day or two after the concrete dries, the Drew crew will return again to build a frame for the house. This process will take several weeks. Once they run out, your house will have tar paper on the roof, windows and doors on the outside, and any suitable siding. Now you can brag to your friends using jargon, “my house is dry” or “I got my house in black”.
  13. Insert the roof. Pull out the roofers and put tiles to prevent the house from leaking out. Remember that cheap shingles don't last as long as expensive ones!
  14. More rude. Now it’s time to get closer to your air conditioning, electricity, insulation and plumbing. Now you have a chance to make any special requests for placing sockets, installing surround sound or anything else your heart desires.
  15. Install a fireplace. Now is the right time to install the fireplace in all associated work with the air.
  16. Installation of cabinets The artists will have to paint the cabinets while they are painting the house, so install them just before the guys appear with their brushes.
  17. Paint the house. This part is the longest and, frankly, the most boring, in my opinion. However, be sure that a lot of work is happening. At this stage, you will hang your plasterboard wall, the walls are textured, and your whole house is painted! This stage may take more than a month, if not two or three months.
  18. Masonry. Brick? How about some plaster? Bring this brick out and let him put on the brick.
  19. Trim Work. At this stage, all castings, doorways, stairs and other fancy things should be installed.

  23. Contact your loan officers. , Now you leave about 1 month from your new home. Contact your loan officers and decide on the date of your new home. Put your interim loan officer in contact with your mortgage officer and allow them to coordinate how they will handle the transition of your interim loan to a mortgage. It is time to block the interest rate on mortgage loans.
  24. Flooring. Just when you thought you were almost through this time, set the floor. Expect another period of slow, intensive labor. This process takes several weeks, but the end result is amazing! After the flooring is done, you can move in the refrigerator, washing machine and dryer.
